March will bring us Spring and daylight savings time, and if it’s typical, an increase in miami real Estate sales activity.  Are you thinking about buying or selling?  Wondering whether to get started now, or hold off a bit longer?

Let’s think about that from a buyer’s and a seller’s prospective AND from the perspective of which scenario you “buy” regarding the economic health of our country. 

Some folks (lots of high powered, influential people among them) believe that we have “turned the corner,” that things are getting better, and will continue to do so.

A potential buyer who thinks this way will probably conclude that he or she should buy now because the expectation is that prices have bottomed out.  This is a logical conclusion if this is your perspective, right?

A potential seller who is optimistic about the economic climate, however, is likely to conclude that he or she would be better served to delay putting property on the market until it has further improved.  Again, very logical given the expectation of the seller.

Then there are other people (also with well educated movers and shakers among them) who are absolutely convinced that “we ain’t seen nothing yet,” that interest rates are going to skyrocket, and inflation is going to gallop in and destroy our buying power.

A potential buyer who thinks this way will probably decide to buy now while it is still possible.

A potential seller with this mind set will probably see it as absolutely imperative that his or her miami real Estate sale be made as soon as possible.  It is likely that he or she will be very sensitive to price and be careful to set an asking price that’s low for the neighborhood.  A seller with this belief system is also apt to be open to negotiation.

Conclusions?

If you’re thinking of buying, it’s simple.  Do it.

If you’re thinking of selling, however, you probably need to do some homework.  How sure are you about your economic expectations?  If you’re not thoroughly confident that you have this one figured out, time spent on research and evaluation might serve you well.
